How does the Guaranteed Rent Arrangement work?
Cherishgrowth Properties will act as your tenant. We assure a rental income which you will receive each month which is guaranteed regardless of whether we have someone in your property or not.
What is the length of the guaranteed rent contract?
We guarantee a rental contract of three – five years.
How do landlords benefit from this arrangement?

What is the next step if I would like to lease my property?

Do I still need to pay bills and Council Tax?
We at Cherishgrowth Properties takes full responsibility for all utility bills and Council Tax during the term of the contract.
How will I get Guaranteed rent?
A monthly rental payment is made on the first day of each month by an automated BACS system and can take two days to clear.
Do you charge a management fee?
No. You will simply receive the rent agreed in the contract each month and we do not charge any other fees aside from this.
Do I need to make my mortgage company aware?
Yes, you should ensure your mortgage lender allows you to let your property.
Are there any documents needed to lease my property?
The following documents are required:
- Copy of Council Tax Bill.
- Copy of valid NICEIC Certificate.
- Copy of valid Gas Safety record.
- Copy of valid Energy Performance Certificate.
- Copy of Building Insurance.
- Copy of a recent Mortgage Statement.
- Copy of utility bills.
- Fire Risk Assessment
- 3 FULL sets of keys.
If you do not have a valid gas safety, electric, Energy Performance Certificate or a Fire Risk Assessment we can arrange these for you.
